Procurement Specialist

**Experience Requirement:**
We are seeking a highly experienced Procurement Specialist with a significant background in contracts and writing scopes of work for luxury residential development projects in California. The candidate will work under the direction of the Director of Development and collaborate with the development and field teams to define scopes of services and implement final requirements.

**Key Responsibilities:**
– Prepare and distribute all “Invitations to Bid” and Bid Packages according to schedule.
  – Develop “Scope of Work” and “Subcontractor Bid Sheet,” including plans, specifications, and Bid submittal deadline.
  – Manage Subcontractor proposals, negotiating pricing, scope of work, and contract work duration schedule.
  – Compile Subcontractor proposals, back-up, and spread sheets, adding them to the Bid Folder.
  – Submit the Contract Folder for approval of Bid Spreads before recommending subcontractors.

– Prepare sites for Pre-construction by coordinating trades and securing permits for temporary utilities.
– Provide take-offs of Permit Submittal Set for more accurate bidding in the Plan Development Budget Phase.
– Manage the RFP process in conjunction with the Estimating Project Engineer, reviewing and coordinating bids for the Operation Budget for all construction trades.
– Manage the RFI process to ensure complete bids are received, mitigating Change Orders after contract issuance.
– Assist with document control and permit processing with various City and Jurisdictional offices.
– Coordinate sub-trades for hand-off to the Construction Project Manager.
– Assist the Construction Project Manager with procuring additional bids after the commencement of construction.
– Identify new vendors and subcontractors for inclusion in the company’s Qualified Contractors list.
– Post all documentation in project folders in Sage Contractor and Builder Trend.
